Hines Secures 424,000 SF in Preleases for Beltway Southwest Business Park

Hines has secured two build-to-suit leases within Beltway Southwest Business Park, the firm’s 950,000-square-foot, master-planned business park located on 75 acres at the northeast corner of Beltway 8 and Fort Bend Tollway in southwest Houston.

Maintenance Supply Headquarters (MSH), a national distributor of maintenance supply products for the multifamily sector, has pre-leased 209,000 square feet for its new corporate headquarters and distribution center.

The cross-dock facility is currently in-development and will feature a 32’ clear height, fully secured 130’ truck courts, and 25,000 square feet of corporate office space. The building is slated to deliver in Q3 2016.

Bill Littleton, Bill Byrd, Mike Taetz and Ryan Byrd of Colliers International represented MSH in the long-term deal.

Homeglance, Inc., an international wholesale furniture maker, also signed for a build-to-suit facility to support its local distribution operations.

The 175,000-square-foot front-load building will feature a 30′ clear height and is scheduled to deliver in Q4 2016.

Walker Barnett and Casey Ricksen of Colliers International represented Homeglance in negotiations.

Hines also signed Drager, an international leader in the fields of medical and safety technology, to a 40,000-square-foot pre-lease at a 110,000-square-foot rear-load building that, along with a 240,000-square-foot cross-dock facility, will deliver in June as part of the first phase of the business park. Andre Granello of Cresa Houston represented Drager in the transaction.
