Houston topped the nation in the number of top-selling master-planned communities in 2014, with seven local communities making the list.
Irvine, California-based John Burns Real Estate Consulting released its annual list of the 20 top-selling master-planned communities, which sold nearly 13,200 new homes last year. See the complete list in the table below.
The Johnson Development Corp., one of the largest Houston-based master-planned community developers, was behind three of the top-selling communities: Riverstone, Woodforest and Cross Creek Ranch. Johnson Development had the most master-planned communities among the 15 developers on the list.
Riverstone was the top-seller locally with 719 homes sold in 2014. Despite selling 9 percent fewer homes in 2014 than the year before, Riverstone managed to climb two spots in the national rankings to No. 4.
Most Houston communities fell in the rankings, as five of the seven Houston communities on the list sold fewer homes in 2014 than in 2013. Only Aliana, which ranked No. 8 with 500 sales, and Wildwood at Northpointe, which ranked No. 15 with 442 sales, saw sales increase in 2014.
That’s largely because several legacy communities — like 40-year-old The Woodlands and 30-year-old Cinco Ranch — are nearing buildout. Low lot supply and higher land prices also constrained local community developers, according to John Burns Real Estate Consulting.
Last year, Houston had eight communities on the list. Sienna Plantation, which ranked No. 17 in 2013 with 445 sales, and Canyon Lakes West, which ranked No. 18 in 2013 with 378 sales, dropped from the Top 20 but are likely to be on the Top 50 list that John Burns Real Estate Consulting is expected to release later this week.
